Author(s): Dinh Duc Truong; Bui Thi Hoang Lan
Abstract: n Vietnam, along with economic growth, urbanization is taking place rapidly, causing pressure to provide
housing for urban residents, especially those with low income. This study analyzes the factors affecting
access to credit to buy social housing of low-income people in Hanoi city. The study uses data from a survey
of 500 people who have participated in social housing programs and a regression model based on
Heckman's theory and empirical model of people's access to credit. The results show that variables
including age, gender, income, marital status, access to informal credit are significant factors affecting the
ability to access formal credit and loan amount. From credit institutions to buy social housing for low-income
people in Hanoi. The study also discusses social housing purchase policies in Vietnam and suggests
implications for increasing low-income people's access to credit sources to purchase social housing.

Criteria for Assessing the Quality of Social Housing of Countries in the World and Experience for Vietnam

Title: Criteria for Assessing the Quality of Social Housing of Countries in the World and Experience for Vietnam
Author(s): Pham Yen Nhi
Abstract: Housing quality is considered as an important factor to measure living conditions and the ability to meet
the needs of residents. Low-quality social housing can be life-threatening and reduce the quality of life of the
settlers (JICA & Hanoi City People's Committee, 2007). For many people, especially low-income people, housing is a huge investment, the amount of money is accumulated over many years or borrowed, so it cannot be used to buy a poor quality house. Meanwhile, due to lack of experience in housing selection, it is not certain that the investment for housing is commensurate with the expected quality. In addition, the information on the quality of social housing projects is provided by the builder itself. Therefore, it is necessary to create a set of quality standards and evaluation system applied to social housing in order to improve the quality of social housing while ensuring that housing prices are within the affordability of this group people.

Does Subsidized Housing Facilitate More Sustainable Commute Patterns? Insights From Canadian Metropolitan Areas

Title: Does Subsidized Housing Facilitate More Sustainable Commute Patterns? Insights From Canadian Metropolitan Areas
Author(s): Skye Collishaw; Markus Moos; Tara Vinodrai
Abstract: Housing has become increasingly unaffordable, particularly in amenity-rich
and transit-accessible areas. In this paper, we conduct an empirical ana-
lysis to investigate the relationship between living in subsidized housing
and commuting patterns (mode and distance) in Toronto, Montreal, and
Vancouver. We find that compared to otherwise similar individuals, those
in subsidized dwellings have shorter and less auto-oriented commutes at
statistically significant levels. The paper positions the discussion on subsi-
dized housing in the broader context of the relationship between housing
and sustainability, and within specific metropolitan geographies and his-
tories of housing policies. In combination with prior research, the findings
provide support for policies that promote investment in subsidized hous-
ing near transit as an affordability and sustainability strategy, particularly
benefiting low-income renters.
